Neighborhood

Living in River Landing

River Landing is a master-planned residential community in the Madison and Triana area of Madison County, Alabama, at the southern end of the Town to Town corridor that runs from Town Madison down toward Towne Lakes. Its position places it within the Madison side of the Huntsville metro, close to the Tennessee River corridor and the roadways that connect southwest Madison County to the rest of the region.

The community is built primarily around single-family housing. Because River Landing has been developed in phases over time, the housing stock is not uniform: earlier sections have had time to mature, while newer sections continue to deliver homes as construction moves forward. For a buyer, that mix matters — a home in an established phase and a builder's standing inventory home a few streets away can compete for very different buyers and behave differently on the market.

Access is oriented toward Madison and, from there, toward Huntsville. The corridor connects north into Madison's commercial areas — the retail, dining and service concentration that has grown along and around the Town Madison and Madison Boulevard corridor — and onward to I-565, which is the main east-west route linking Madison, Cummings Research Park, Redstone Arsenal and downtown Huntsville. Drive times vary by time of day and by where in the community a home sits, so this page does not publish commute estimates unless they come from an actual routing source.

River Landing includes community amenity space as part of the master-planned design. Specific amenities, HOA structure and fees vary by section and change as phases are completed, so verify the details that apply to a specific address rather than relying on a neighborhood-wide summary — including anything a listing or a builder's marketing states.

From a real estate standpoint, the useful way to think about River Landing is as several markets under one name. Resale sellers in an established phase may be competing with builder inventory; buyers looking at new construction are choosing between a builder's timeline and incentives and an existing home with landscaping, fencing and finishes already in place. Pricing, days on market and negotiation leverage all shift depending on which of those markets a particular home actually sits in. That is the level of detail the Town to Town coverage is built to track — neighborhood by neighborhood, and within River Landing, section by section.

River Landing is one of the primary communities covered by Town to Town, the hyperlocal corridor coverage running from Town Madison to Towne Lakes.

Sections & Phases

River Landing Communities

River Landing is not a single subdivision — it is a master-planned community developed in phases and sections, and MLS naming can vary between them. The sections listed below are tracked as part of River Landing coverage. This list is maintained as sections are verified; a name appearing in an MLS listing does not automatically mean it is a legally distinct subdivision.

Property Search

Homes for Sale in River Landing

Current River Landing listings come directly from the local MLS through the same property search used across the rest of this site — no separate listing database, and no stale copies. Inventory in a phased community turns over unevenly, so what is available in one section may look nothing like the section next to it.

Selling a Home in River Landing?

A neighborhood average will not tell you what your home is worth. In a community developed in phases, two homes with the same square footage can sit in genuinely different markets — different age, different finish level, different lot, and a different set of homes they are competing against on the day they list.

The work that actually determines your position is property-specific: pulling the comparable sales that truly compare, looking at what is active and pending right now, and being honest about where your home sits inside that field. Then the strategy follows the data — preparation, pricing and marketing built around your property rather than around the neighborhood as a whole.

Data + property-specific analysis + marketing strategy — in that order.

  • Recent comparable sales in your section, not the whole community
  • Active competition — what a buyer sees alongside your home
  • Pending homes and what they signal about current demand
  • Property condition and completed updates
  • Lot position, size and orientation differences
  • Home size, layout and how it lives versus the competition
  • New-construction inventory and incentives where they compete directly
  • Pricing strategy and where your list price places you in the search results

Buyers

Buying a Home in River Landing

Buying in River Landing usually comes down to one early decision: new construction or resale. A builder's home comes with a timeline, a warranty and incentives that can change month to month. A resale home comes with landscaping, fencing, window treatments and finish upgrades already paid for — and a seller who may have room to negotiate on price, repairs or closing costs.

Because the community was built in phases, evaluate the specific section as carefully as the specific house. Look at the age of the surrounding homes, what is currently for sale within a few streets, how long those homes have been listed, and what has actually closed nearby. Those details drive both what you should offer and how much leverage you have.

Beyond that, the ordinary property-specific work still applies: inspections, understanding what the HOA for that section covers, verifying anything a listing or a builder states, and structuring an offer that fits the level of competition on that particular home rather than a general impression of the market.

River Landing is not the right answer for every buyer, and it is worth comparing against other communities in the corridor before committing.

Relocation

Considering River Landing When Moving to Huntsville?

If you are moving to the Huntsville area from out of state, River Landing sits on the Madison/Triana side of the metro — the southwestern portion of Madison County, along the Town to Town corridor that runs down from Town Madison.

Practically, that means access is oriented through Madison. Madison's commercial areas — grocery, retail, dining and services concentrated along and around the Madison Boulevard and Town Madison corridor — are the nearest everyday amenities, and I-565 is the main route east toward Cummings Research Park, Redstone Arsenal and downtown Huntsville.

Housing here includes both new construction and resale, which is genuinely useful on a relocation timeline: if you need to be in a home by a specific date, resale inventory and completed builder homes behave very differently from a build that has not started. Getting that straight early tends to matter more than anything else on a relocation.

Commute times are not published on this page because they depend on your specific workplace, your route and the time of day. If you want them, they can be produced from an actual routing source for the address you are considering, clearly labeled as estimates.
