The Situation

Five years ago, I helped the Hurley family buy a home in Madison, AL. Last year, they came back ready to upsize and move closer to work in Huntsville. They initially wanted an in-ground pool, but a home on a small lake with neighborhood pool access changed their wish list. Once they saw the water, they knew they had found the home they wanted.

The Challenge

A First Right of Refusal provision added urgency to getting their Madison home sold so they could move forward with the Huntsville purchase. We needed to secure a buyer quickly and at a price that supported their next move. Then both homes appraised below their contract prices—two separate transactions, two separate appraisers, and two valuation gaps to resolve while keeping the closings on track. I only had one appraisal come up short my entire career up to this point and it happened on both of these transactions. Crazy but we got through it. Everyone was happy with the results.

The Strategy

I coordinated the sale and purchase around the family’s timeline, getting their Madison home under contract in 21 days. When its appraisal came in low, I gathered strong comparable sales to support a reconsideration of value, and the appraisal was adjusted. On the Huntsville purchase, I helped navigate negotiations so the family and seller could reach an agreement and move forward. Throughout both transactions, the focus was protecting the family’s move and keeping the deadlines aligned.

The Marketing

The marketing priority was getting the Madison home in front of buyers and securing a contract within the timeline needed for the Huntsville purchase. The home went under contract in 21 days, allowing us to move into the next stage of coordinating the two transactions.

The Results

The Hurleys’ Madison home went under contract in 21 days. We worked through appraisal shortfalls on both properties and closed the sale and purchase on back-to-back days. Today, the family has more space, a home closer to work, and a backyard overlooking the water—where their son fishes almost every day.

The Takeaway

Upsizing in Madison or Huntsville takes more than finding a bigger house. When your purchase depends on selling your current home, pricing, deadlines, appraisals, and negotiations all have to work together. A coordinated plan—and someone ready to solve problems when the numbers change—can help you move forward toward the life you want in your next home.
