August 2026 Madison County Market Update

This Madison County Market Update covers August 2026 housing activity across Madison County, Huntsville, Madison, Harvest, Meridianville and Owens Crossroads. Compared with August 2025, the county recorded more closed sales, a higher average sales price and a shorter average time on market.

The overall numbers point to a seller market, but the local snapshots show meaningful differences in inventory, sales growth and market pace. Buyers and sellers should look at the specific area involved rather than relying only on countywide trends.

Madison County housing market overview

Madison County had 2,509 active listings and 733 pending sales in August 2026. A total of 650 homes sold, up 6.6% from 610 in August 2025.

The countywide averages also changed year over year:

  • Average sales price: $384,224, up 3.6% from $371,035
  • Average days on market: 41 days, down 21.2% from 52 days
  • Sold volume: $249,745,600, up 10.3% from $226,331,350

The combination of rising sales, a higher average price and fewer average days on market is why the overall market condition is characterized as a seller market. That does not mean every property or price point will perform the same way.

Huntsville market snapshot

Huntsville had 1,081 active listings, 293 pending sales and 287 closed sales. Closed sales increased 1.1% from 284 one year earlier.

The average sales price was $364,588, nearly unchanged from $364,220 in August 2025. Average days on market fell from 51 to 38 days, a 25.5% decrease.

At 38 days, Huntsville had the fastest average sale among the six areas reviewed. It also recorded the largest year-over-year improvement in average market time.

Madison market snapshot

Madison had 607 active listings, 206 pending sales and 186 closed sales during the month. That was a 40.9% increase from the 132 sales recorded in August 2025.

The average sales price rose 6.9%, moving from $429,690 to $459,415. Average days on market declined 20.8%, from 53 to 42 days.

Madison had the highest average sales price among the areas included in this update.

Harvest market snapshot

Harvest recorded 276 active listings, 112 pending sales and 75 closed sales. Sales increased 47.1% from 51 a year earlier, the largest year-over-year sales increase among the local areas compared.

The average sales price increased 7.3%, from $321,797 to $345,338. Unlike most of the areas reviewed, average days on market rose. Homes averaged 56 days on market, up 33.3% from 42 days in August 2025.

This is a useful reminder that higher sales activity does not always mean a shorter average selling time.

Meridianville market snapshot

Meridianville had 231 active listings, 65 pending sales and 47 closed sales. Closed sales were down 2.1% from 48 in August 2025.

The average sales price was $359,277, down 0.1% from $359,682. Average days on market improved from 70 to 54 days, a 22.9% decrease.

Meridianville had 4.9 months of supply, the most inventory relative to sales among the areas highlighted in the report. Buyers considering this area had more supply to evaluate than in Owens Crossroads, which had the lowest stated months-of-supply figure.

Owens Crossroads market snapshot

Owens Crossroads recorded 136 active listings, 40 pending sales and 52 closed sales. The number of sales was unchanged from August 2025.

The average sales price rose 1.3%, from $432,950 to $438,548. Average days on market declined 24.1%, moving from 54 to 41 days.

Owens Crossroads had 2.6 months of supply, the tightest inventory level noted in this update. Its drop in market time was the second-largest improvement among the areas reviewed, behind Huntsville.

Are homes selling faster?

Average days on market decreased in five of the six markets analyzed. The three largest improvements were:

  1. Huntsville: 51 to 38 days, down 25.5%
  2. Owens Crossroads: 54 to 41 days, down 24.1%
  3. Meridianville: 70 to 54 days, down 22.9%

Madison County as a whole moved from an average of 52 days to 41 days. Harvest was the exception, with average market time increasing from 42 to 56 days.

Where did sales grow the most?

Harvest led the year-over-year sales comparison with a 47.1% increase, followed by Madison at 40.9%. The full local ranking was:

  • Harvest: up 47.1%
  • Madison: up 40.9%
  • Huntsville: up 1.1%
  • Owens Crossroads: unchanged
  • Meridianville: down 2.1%

These percentages compare August 2026 closed sales with August 2025 closed sales and do not predict future activity.

What the August numbers mean for sellers

Madison County sales increased from 610 to 650, while the average price rose 3.6% and average market time fell by 11 days. Those countywide trends may be encouraging for sellers, but preparation still matters.

The local numbers also show why a strategy should reflect the property’s specific location. Harvest posted strong sales growth but a longer average market time, while Huntsville and Owens Crossroads experienced substantial drops in days on market.

Buyers should pay close attention to both inventory and pace. Meridianville had 4.9 months of supply, providing more inventory relative to sales. Owens Crossroads had 2.6 months of supply, while its average days on market dropped from 54 to 41 days.

Harvest also deserves attention because sales rose from 51 to 75 year over year. These figures provide context for planning, but the conditions around an individual property can differ from the broader area averages.
